Mission Statement

The Building Department is responsible for the building permit and inspection process for all commercial, industrial and residential projects within the Town, with the express goal of maintaining a safe building environment for our residents. This is accomplished through quality plan review and inspections.

Town of Berthoud Development Incentives Set

The Berthoud Board of Trustees took action on February 24, 2009 to assist the local economy by reducing the cost of building permits, extending the timeframe for payment of permit fees and revising the collateral requirements necessary to guarantee public improvements being constructed by local developers. The three actions are seen to assist both the building trades and the larger construction industry and were taken based on the extraordinary economic situation and in an effort to stimulate economic development and promote that Berthoud, Colorado is Open for Business.

Changes to Town of Berthoud policies include:

1) Change in the timing of the payment of most fees

All fees due and payable to the Town except for 3 (Building Permit, Plan Review Fee, Electric Permit) are waived until the issuance of a Certificate of Occupancy. In one example, the fee due at building permit dropped to $1,044.31 with all other fees deferred until Certificate of Occupancy.

2) Reduction in the cost of a Building Permit

The cost of a building permit in the Town of Berthoud is reduced by an average of 18.6%.

3) Changes to the public improvements collateral requirement

Board action restructured the collateral requirements for public improvements (water, sewer, roads, landscaping, etc.) to 25% of the value of those public improvements, down from the current level of 115% of that value. On a $1 million dollar public improvement project (a large subdivision) the amount of collateral needed to guarantee that work would drop from $1,150,000 to $250,000; a reduction of $900,000.
