Residential Guidelines

The primary purpose of these residential architectural guidelines is to promote the Town of Berthoud's community values and expectations. The guidelines encourage new developments to design residential dwellings that reflect and reinforce the quality of design and craftsmanship that can be seen in many of the historic residential dwellings constructed in the late 19th Century and early 20th Century both in Berthoud and other Colorado communities. Traditional architectural styles found in the community include inherited and borrowed architectural styles, such as, but not limited to, Craftsman, Prairie/Four Square, Farmhouse, Victorian, and Ranch. By respecting the town's architectural heritage, new residential developments can enhance Berthoud's sense of place.

These guidelines are intended to serve as a resource to assist town staff, local officials, homeowners, architects, developers and builders in planning and executing a successful architectural design for residential neighborhoods in the Town of Berthoud, which will improve the timeliness and predictability of the development review process. Taken together, the numerous categories of architectural features can lend to creating neighborhoods that convey attractive designs, diversity in materials, articulation of facades, rich colors, and an orientation to the pedestrian and street, all of which reflect the nature of Berthoud's historic residential structures.

Non-Residential Guidelines

The purpose of these non-residential architectural guidelines is to promote the Town of Berthoud's community values and expectations. They respond to the changing construction technology and scale of contemporary design, while embracing the architectural lexicon of historic non-residential structures in Berthoud and the region. These design guidelines are intended to serve as a resource to assist town staff, local officials, businesses, architects, developers and builders in planning and executing a successful architectural design for office, commercial, recreational and civic businesses in the Town of Berthoud, which will improve the timeliness and predictability of the development review process. Taken together, the numerous categories of architectural features can lend to creating non-residential developments that convey attractive building elevations, durable and natural building materials, prominent building entrances, and building massing and scale that are compatible with the surrounding environment.

NOTE: The adopted Non-Residential Architectural Standards have replaced the Non-Residential Architectural Guidelines. The Non-Residential Architectural Standards were introduced to the Town Board at the February 15, 2005 Board meeting, discussed at the March 15 and 19, 2005 Board Meetings, and adopted on June 21, 2005.

The Planning and Zoning Commission is now considering Residential Architectural Standards that would upon adoption by the Town Board of Trustees replace the above Residential Architectural Guidelines.
