Wilson Ranch receives site certification from Xcel Energy

Town of Berthoud and Xcel Energy partner to promote the site

Berthoud, Colorado (May 4, 2018) – Wilson Ranch, a 1,600-acre site located at the southeast quadrant at the Berthoud I-25 interchange, has recently been approved as a Certified Site by Xcel Energy. The site has gone through a rigorous review and verification process resulting in the site being fully prepared to accommodate development. Wilson Ranch is strategically located approximately 40 miles north of Denver along the I-25 corridor and within forty minutes of the Denver International Airport, Colorado University at Boulder and Colorado State University. 

The Xcel Site Certification Program focuses on establishing real estate options within their eight-state service territory for business expansion projects that will increase the speed to market for the business and generate development opportunities. The certification process involves the collection of essential property attributes ranging from geotechnical assessments to utility and infrastructure capacities. 

“We are very pleased to have our site approved and included in Xcel’s Site Certification Program,” said Jason Henderson, executive with Wilson Ranch. “This designation will greatly assist our efforts in attracting quality development to the site.” 

As part of Xcel Energy’s certified site program inventory, the Wilson Ranch site will be marketed to site selectors, business executives, commercial brokers and others throughout the country. Additionally, the promotion of Wilson Ranch by Xcel Energy will elevate the profile of Berthoud to a wider, national marketplace. 

“Xcel Energy is now actively promoting Berthoud and Wilson Ranch’s development capabilities to a much wider audience, which extends our reach considerably,” said Walt Elish, Business Development Manager for the Town of Berthoud. “And because Xcel Energy’s database of certified sites provides the necessary information for site selectors and others looking for sites, the Wilson Ranch site has the potential to be a prime location for expanding businesses.” 

Currently, there is no state certification standard for industrial sites, making the Xcel Energy Certified Site Program a first of its kind. The company has engaged one of the nation’s top site selectors, Phil Schneider of Schneider Strategy Consulting, LLC, in certifying these sites, and is working to list additional sites in all eight states it serves, including Texas and New Mexico. 

Stephanie Dybsky, Corporate Economic Development Manager for Xcel Energy in Denver, said site selectors accessing the Xcel Energy database will find information on dozens of site characteristics, 

including information on the capacity of power sources, access to transportation and communication networks and other site criteria designed to increase speed to market. 

Real estate located in Xcel Energy’s service territory and marketed through the program can be found online. Each certified site has its own page, broken into five different tabs for site, transportation and utility information, a tab for the various documents related to the site, and a tab listing contact information for both local economic development organization personnel and Xcel Energy economic development managers. 

“Certification of the Wilson Ranch site will help Berthoud be more competitive in the marketplace by making it faster and easier for developers and site selectors to consider real estate for their client,” Dybsky said.
